1. Introduction

Welcome to RentHub.md. These Terms and Conditions (“Terms“) govern your access to and use of our website www.renthub.md (“Website“) and the services we offer, including booking short-term rental apartments in Chisinau, Moldova (“Services“). By accessing or using our Website and Services, you agree to comply with and be bound by these Terms. If you do not agree with any part of these Terms, please refrain from using our Website or Services.

2. Definitions

• “Guest”: An individual who uses our Services to book an apartment.
• “Apartment”: Any short-term rental property listed on our Website.
• “Booking”: A reservation made by a Guest for an Apartment.
• “Host”: RentHub.md as the authorized manager of the Apartments.

3. Scope of Services

3.1 Service Description

RentHub.md provides an online platform for Guests to search for, book, and pay for short-term rental Apartments in Chisinau, Moldova.

3.2 Eligibility

By using our Services, you confirm that you are at least 18 years old and have the legal capacity to enter into a binding agreement.

4. Booking and Payment Terms

4.1 Booking Process

• Search: Use our Website to search for available Apartments based on your preferences and dates.
• Selection: Choose the desired Apartment and review the details, including amenities, pricing, and House Rules.
• Reservation: Provide the necessary personal information and agree to these Terms and our Privacy Policy.
• Confirmation: Upon successful payment, you will receive a Booking confirmation via email.

4.2 Payment Methods

• Payments are accepted via major bank cards (Visa, MasterCard) through a secure payment gateway. No cash payment is allowed.
• Full payment is required at the time of Booking to secure your reservation.

4.3 Pricing and Fees

• All prices are listed in [Currency, e.g., Moldovan Leu (MDL) or Euro (EUR)] and include applicable taxes unless otherwise specified.
• Additional charges may apply for optional services or amenities, which will be disclosed during the booking process.

4.4 Cancellation and Refund Policy

• Flexible Cancellation:
  • Cancellations made more than 7 days before the check-in date are eligible for a full refund.
  • Cancellations made within 7 days of the check-in date are non-refundable.
• No-Shows: Failure to check in on the scheduled date without prior notice will result in a charge equal to 100% of the total Booking amount.
• Refunds will be processed within 14 business days to the original payment method.

4.5 Modification of Booking

• Changes to Booking dates or Apartment selection are subject to availability and may incur additional costs.
• To request a modification, contact our customer service at least 7 days before the original check-in date.

5. Guest Obligations

5.1 Use of Apartments

Guests agree to:

• Use the Apartment responsibly and for its intended purpose as temporary accommodation.
• Respect the maximum occupancy limit specified for the Apartment.
• Maintain the Apartment in good condition and promptly report any damages or issues.

5.2 House Rules

• No Smoking: Smoking is prohibited inside all Apartments.
• No Pets: Pets are not allowed unless expressly permitted in the Apartment listing.
• Noise Policy: Observe quiet hours between 10:00 PM and 8:00 AM to respect neighbors.
• Prohibited Activities: Illegal activities, parties, or events are strictly forbidden.

5.3 Check-in and Check-out

• Check-in: From 2:00 PM local time.
• Check-out: By 11:00 AM local time.
• Late check-out or early check-in requests must be approved in advance and may incur additional fees.

5.4 Identification and Documentation

Guests must provide valid government-issued identification upon check-in for verification purposes.

6. Security Deposit and Damages

• A refundable security deposit of  MDL 3,000 may be required.
• The deposit will be refunded within 7 days after check-out, subject to inspection of the Apartment.
• Guests are liable for any damages exceeding the security deposit amount.

7. Liability and Disclaimers

7.1 Limitation of Liability

• RentHub.md is not liable for personal injuries, loss, or damage to personal belongings during your stay.
• We are not responsible for disruptions in services such as internet, electricity, or water supply due to external factors.

7.2 Guest Responsibility

Guests are responsible for their actions and omissions and those of any individuals they invite to the Apartment.

7.3 Force Majeure

We are not liable for failures or delays in performance due to events beyond our control, such as natural disasters, strikes, or government actions.

8. Privacy Policy

Our Privacy Policy explains how we collect, use, and protect your personal information. By using our Services, you consent to the data practices described therein. [Insert link to Privacy Policy]

9. Intellectual Property

• All content on the Website, including text, images, logos, and software, is the property of RentHub.md or its licensors.

14.2 Mediation and Arbitration

If amicable settlement fails, disputes may be referred to mediation or arbitration in accordance with Moldovan laws.

If any provision of these Terms is found to be unenforceable, the remaining provisions will remain in full force and effect.
